Pinnacle Strata prides itself in it’s work with property developers by addressing any of the headaches normally associated with creating a Strata Titled Development. Put simply, we provide you with a Body Corporate structure that is easy to promote and manage.
To achieve this we:
Assist with compliance of design matters and offer advice relating to new strata developments and the various by-laws in each state;
Draft budgets for inclusion in a Sales Contract;
Arrange competitive Insurance quotes – including quotes and cover;
Advise on the obligations on the original owner included in the Body Corporate and Community Management Act 1997 and Regulations Modules;
Convene the First Extraordinary General Meeting
Record and update the Body Corporate Roll
Provide consultancy throughout the development stages and liaise with solicitors, surveyors, engineers, developers and other associated parties with regards to registration of the plan and by-laws.
Administration and Sinking Fund Budgets
We have established a system to calculate administrative and sinking fund budgets for off-the-plan sales contracts. This system ensures that the developer is making an accurate disclosure about prospective administrative and sinking fund expenses in line with its legal obligations and to safeguard brand integrity.
Body Corporate Establishment
Immediately after your plan of subdivision has registered, the body corporate will be created. Prior to this, we will have agreed with your lawyer the terms of the various resolutions that need to be passed by the body corporate on inception to give effect to the arrangements you have entered into (e.g. for the sale of the management rights). These motions will be passed at the first Extraordinary General Meeting which we will convene and attend with you.
Our Fees and Charges for New Developments
Standard consultancy fees apply to our services to a developer however, in the event that Pinnacle Strata is engaged at the First General Meeting as the body corporate manager for the development pursuant to Pinnacle Strata’s three year Strata Management Agreement, then Pinnacle Strata will agree to waive the Consultancy Fee.
