Request a Body Corporate Search

A Body Corporate must keep particular records and allow ‘interested persons’ to inspect and copy those records.  Section 205 of the Body Corporate and Community Management Act 1997 provides the requirements for this access, and the relevant Regulation Modules advise of the applicable fees associated.

Who can access Body Corporate records?

An ‘interested person’ can inspect and/or get copies of body corporate records. An interested person is:

  • an owner of a lot in a scheme

  • a mortgagee of a lot

  • the buyer of a lot

  • someone who satisfies the body corporate of a proper interest in the records (e.g. a tenant who wants information about living in or using a lot), or

  • the agent of someone on this list.

Are the contact details of Owners part of the Body Corporate records?

An Owner’s name, service address and contact details are recorded on the Body Corporate Roll. Under the Act, the Body Corporate Roll must be provided if requested by an interested person, upon payment of the applicable fees.

The Privacy Act 1988 and Information Privacy Act 2009 (QLD) do not apply to the Body Corporate Records and its Roll.

However, Pinnacle Strata wish to encourage all ‘interest persons’ and their Agents, to undertake their own due diligence in regards to the Privacy and Information Acts, should they be intending to use any details contained within the Body Corporate Roll for a way they may not be intended.
